IMPORTANT UPDATES: WHAT’S CHANGED?
“In-Place Renovations”: You’ll remain living in your home during renovation.
- That’s right! You don’t need to move during renovations.
- Our contractor, Frerichs Construction, has extensive experience with “in-place renovations,” which will minimize disruptions.
- If you have questions or concerns about the in-place renovations, please contact Housing Opportunities Unlimited (HOU).
- Before the crew is ready to work on your unit, we will hold additional community meetings. At that time, you will receive instructions on moving your things out of the way.

IMPORTANT COMMUNICATIONS BEFORE RENOVATION STARTS
Look for these project updates prior to renovation:
(1) Community meetings: July 30,2025
Apartment residents: 10:00–11:00am
Townhome residents: 5:00–6:00pm

- Additional information about the construction plans and schedule.
- Procedure details about the work in your home.
- The steps you and our team need to take to prepare construction.
- Information on the support available during the project.
(2) A 30-day Construction Notice
- This will be sent 30 days prior to renovation to all residents.
(3) A Two-week Construction Notice
- This will be sent approximately two weeks prior to renovation to all residents. Any special situations (items of great value, service or support animals, special equipment, etc.) must be disclosed to HOU.
- NOTE: You can remain living in your home for the duration of the renovation process. See “In-Place Renovations” above.
(4) A 48-hour Final Notice
- This will be sent before renovation personnel enter your home. These notices will be sent prior to work on a small group of homes, such as 5 at a time. When the first group of renovations is complete, the next group will be notified (and so on).
- The notice will outline the work to be done.
- You will be given details and instructions on what is requested of you, and the date and time that renovations will start.
- Renovations will not start earlier than 8:00 am in your unit.
- At this time, pack up your kitchen, bathrooms, and loose items in boxes and totes that will be provided by the renovation team.
- Additional packing details will be included in the 48-hour Final Notice.
- NOTE: In the event you are not home, the 48-hour Final Notice serves as our intent to enter your unit in your absence.
WHAT WILL BE RENOVATED?
All apartments, townhomes, and common areas:
Apartments:
- Updated kitchens and baths
- New flooring, paint, and light fixtures
- Improvements to heating, cooling, and ventilation systems
Townhomes:
- Updated kitchens and baths
- New flooring, paint, and light fixtures
- Improvements to landscaping, patio, and stormwater management
Common areas and outdoor spaces:
- Updated common areas and offices, including new flooring, paint, and furnishings
- Improved community room with redesigned kitchen, more lounge spaces, billiards table, and game spaces
- New library and workspace
- Renovated laundry areas
- Remodeled offices and mail/package area
- Expanded parking lot and new sidewalks
- Updated signage and exterior lighting
- Addition of a patio and fenced dog relief area at the apartments
- New windows in the apartment building
- LED lighting installed in all common spaces
- New doors and door hardware
What if I don’t want my unit to be renovated?
- The renovations will create more comfortable living spaces for all residents. If you have specific concerns you wish to discuss about changes to your home, please contact renovation team staff.
Do I have any choice in the colors or materials?
- Yes, residents will have the opportunity to choose an accent paint color. More information will be provided.
Will there be any accessibility updates?
- Yes, common area spaces will be updated with enhanced accessibility features.
