IMPORTANT COMMUNICATIONS BEFORE RENOVATION STARTS

Look for these project updates prior to renovation:

(1) Two-week Construction Notices from Frerichs

  • Sent prior to renovation on your unit.
  • NOTE: You will remain living in your home for the duration of the renovation process.
  • Any special situations (items of great value, service or support animals, special equipment, etc.) must be disclosed to HOU.

(2) 48-hour Final Notices from Frerichs
  • Sent before renovation personnel enter homes.
  • (*) The apartments will be renovated first.
    • The apartments will be renovated in “stacks” (the units that are above and below each other).
    • Work on the next “stack” of apartments will begin every five days.
  • (**) Work on the townhomes will start in November.
  • The notices will outline the work to be done.
  • You will be given details and instructions on what is requested of you, and the date and time that renovations will start.
    • In-unit work will not start earlier than 8:00am.
  • At this time, pack up your kitchen, bathrooms, and loose items in boxes and totes that will be provided by the renovation team.
  • Additional packing details will be included in the 48-hour Final Notice.
  • NOTE: In the event you are not home, the 48-hour Final Notice serves as our intent to enter your unit in your absence.

WHAT WILL BE RENOVATED?

All apartments, townhomes, and common areas:

Apartments:
  • Updated kitchens and baths, including fixtures
    • Existing medicine cabinets to remain
  • New flooring, paint, and LED light fixtures
    • Interiors of closets will also be painted
    • New laminate flooring and carpet in the bedrooms
  • New windows
  • Improvements to heating, cooling, and ventilation systems
    • New electric baseboards
Townhomes:
  • Updated kitchens and baths, including new fans in the bathrooms
  • New flooring, paint, and LED light fixtures
  • Improvements to landscaping, patio, and stormwater management
Common areas and outdoor spaces:
  • Updated common areas and offices, including new flooring, paint, and furnishings
  • Improved community room with redesigned kitchen, more lounge spaces, billiards table, and game spaces
  • New library and workspace
  • Renovated laundry areas
  • Remodeled offices and mail/package area
  • Expanded and resurfaced parking lot, new sidewalks, updated playground
  • Updated signage and exterior lighting
  • Addition of a patio and fenced dog relief area at the apartments
  • New windows in the apartment building
  • LED lighting installed in all common spaces
  • New doors and door hardware
What if I don’t want my unit to be renovated?
  • The renovations will create more comfortable living spaces for all residents. If you have specific concerns you wish to discuss about changes to your home, please contact renovation team staff.
Do I have any choice in the colors or materials?
  • Yes, residents will have the opportunity to choose an accent paint color.
Will there be any accessibility updates?
  • Common area spaces will be updated with enhanced accessibility features.
  • Handicap devices in the units will remain.
